About Lone Tree Pass

How do you revitalize a block that once was such a vibrant part of Downtown Knoxville’s history? How do you reconnect Gay Street, blurring district lines that seem to have been created by Summit Hill? These questions began the design process and established the goals of the projects ultimate design for this new mixed-use development in the heart of downtown.

The 200 Block

To better understand the project’s site and its history, the developers commissioned local historian, Jack Neely, to tell the story of the 200 block. Learn more about the history of this interesting block of Gay Street.

Commercial

Approximately 22,000 square feet of commercial space is available for Lease in Lone Tree Pass. The unique topography of the site allows for two ground levels of commercial space. Approximately 7,290 sf on the Gay Street level, and approximately 14,500 sf between the East and West Building on the courtyard levels creating synergy in the development which is truly one of a kind. The East Building overlooks Gay Street, providing a unique opportunity for occupants to have two levels of visibility. The 53 condominiums are a mixture of studio, one, two and three-bedroom condominiums located in both the East and West Building.
